Flexible Solutions for Homeowners Who Need to Sell
Selling a home isn’t always straightforward. Whether you have plenty of equity, little or no equity, need repairs, are struggling with payments, inherited a property, are going through a divorce, or simply need to move on, Zeus Property Group looks at your situation before determining what type of solution may fit.
One Property. Different Ways to Solve the Problem
We don’t believe every homeowner should be pushed into the same type of sale. Depending on the property, financing, equity, condition, timeline, and your goals, there may be several ways to structure a transaction.
Cash / Investor Purchase
A direct investor purchase may be a good fit when speed, convenience, or selling the property as-is matters more than obtaining the highest possible retail price. Depending on the property and transaction, you may be able to avoid repairs, showings, and a lengthy traditional sales process.
The tradeoff: an investor purchase price is typically below what a property might sell for to a retail buyer on the open market. We believe sellers should understand that difference before deciding.
Novation
A novation may be an option when a property has enough potential value for a retail sale, but the homeowner wants an investor to help manage the process. Depending on the agreement, Zeus Property Group may coordinate improvements, marketing, and the eventual resale while the seller receives an agreed amount at closing.
The benefit can be a higher seller proceeds than a traditional investor cash offer. The tradeoff is that a novation generally takes longer than a direct purchase, depends on finding an end buyer, and the exact responsibilities, costs, and proceeds need to be clearly documented in the agreement.
Little or No Equity / Existing Financing
Sometimes a homeowner needs to sell but owes close to—or even more than—the property’s current value. After commissions, closing costs, liens, solar financing, or other expenses, a traditional sale could require the homeowner to bring money to closing.
In certain situations, an alternative or creative-finance transaction may provide another option. This can involve purchasing the property while some existing financing remains in place, subject to the terms of the transaction and the underlying loan documents.
These transactions can be useful, but they also involve important risks and responsibilities. Existing debt may remain in the seller’s name, the transaction can affect future borrowing, and mortgage documents may contain a due-on-sale clause. Sellers should understand exactly how payments will be handled and should consider obtaining independent legal, tax, and financial advice before proceeding.
Traditional Sale May Be the Better Option
Sometimes the best solution isn’t selling to Zeus Property Group at all. If your property is in good condition, you have substantial equity, you can comfortably make the payments, and you have enough time to market the property, listing with a licensed real estate professional may produce a higher net result.
Our goal is to understand the situation first. If another option appears to make more sense for you, we believe you should know that before making a decision.
